City to get its first 100 metre high rise in Ghorpadi

Sakaal Times: The city skyline is all set to get its first 100 metre high rise soon, with the Pune Municipal Corporation (PMC) approving plans for the building located in Ghorpadi on Tuesday.

The PMC sanctioned permission for the building to be built by Swapnali Bhonsale Construction at Ghorpadi, S N 37/3 + 4/1.

So far, the maximum height that the PMC had allowed was 70 metres and Bhonsale Construction had originally applied for one such building. However, it later decided to go further up and applied for additional stories, taking the total height of the building to 100 metres.

According to rules set by the state government, any proposal for a 100 m high-rise should be processed by a special committee headed by the divisional commissioner with representation by technical experts.

Last month, a committee headed by divisional commissioner Dilip Band cleared the proposal from Bhonsale Construction. The committee had experts from College of Military Engineering and the College of Engineering, Pune.

While the state government allows 100-metre buildings on a minimum plot size of 8,000 square metres and a 80 ft road alongside, the upcoming building has a plot size of 12,149 square metres. About 100 square metre of this has been set aside for a commercial property. The plan includes two basements and one silt floor of parking lot which can accommodate 65 cars, 80 scooters and 50 cycles.

The project enjoys a FSI of 2, which includes 40 per cent under road widening, 40 per cent under Transfer Development Rights (TDR) and another 20 per cent from FSI given to projects under slum development projects.

The project has been designed by architect Jagdish Deshpande.
